Annual Green Fees
A fixed annual common green fee is payable by 30th April each year by all homeowners.  This green fee is reviewed annually by the committee with residents invoiced accordingly in March each year. 

What happens with your Green Fees​
The green fees that we each pay annually are primarily used to appoint an estate gardener. The gardener works throughout the year, cutting grass  during the spring and summer months, clearing leaves in the autumn and winter and maintaining shrub beds and brushing paths throughout the year. Other contractors, such as tree surgeons, are appointed as necessary.

Green Fees due 30th April 2025 for period 2025/2026
Green fees are now due for 2025/2026. Over past years, we have been in the fortunate position where fees could be maintained at previous levels, this was due to the float accrued in previous years, We provided advance notice in last years news letter, that fees would need to increase from 2024/2025 onwards. The committee have concluded a review of our annual commitments (the gardener), along with the continuation of the phased tree maintenance plan which we commenced in 2022, and are agreed that this increase is necessary. To that end, annual fees for 2025/2026 have been set at £135.

All residents will receive an invoice confirming payment due and payment details.  We are requesting that all residents use the faster payment option via their internet banking again this year.  Fees should be paid no later than 30th April 2023.

For residents who do not have access to internet banking, payments can be made easily at your own bank or any Bank of Scotland - just take the invoice along with you to the bank.

Late Payment Fee
Last year (as in previous years) a number of residents did not make payment by the due date. It was necessary for our treasurer and other members of the committee to issue a number of payment reminders. To encourage payment on time, the committee have agreed that a late payment fee of £10 will be charged in the event that payment due reminders are issued. This late payment fee will be applied for each reminder issued (i.e. 2 reminders will result in a £20 late payment fee). As a reminder, our committee are a team of volunteers. Please be fair and pay on time.

Green Fees vs Factoring Fees
The Green Fees are in lieu of a factoring service provision on the estate.  It is generally considered that this is more cost effective for all homeowners, with neighbouring estates paying annual management fees in excess of our green fees and variable extra costs each month as additional work is completed.  Management of the of our common green areas is undertaken by the volunteers on the residents association committee.   
 
The Small Print
I. Homeowners should note that, in line with the missives of the properties on our estate, Green Fee payments are mandatory.
II. It is the responsibility of the home owner to pay Green Fees. Houses that are rented/leased are still the responsibility of the homeowner regardless of any agreement has been made with the landlord and tenant. 
III. Due to persistent late payment of Green Fees, the the committee have agreed that a late payment fee of £10 will be charged in the event that payment due reminders are issued. This late payment fee will be applied for each reminder issued (i.e. 2 reminders will result in a £20 late payment fee). 
IV. Non-payment of Green Fees will be collected via the Sheriff Court. All legal and collection costs will be the responsibility of the home owner.  N.B In the last 10 years, it has been necessary to take such action on three occasions.  On each occasion, the outcome was in favour of the association and full fees were paid by the resident.
